What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they note the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and a more detailed sketch showing the total square footage of the home and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services necessary?

Challenging real estate taxes

Property tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more space than you have! Unless an appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before challenging what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A floorplan service can secure a fair price for your property. Area is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your property is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any updating that might have affected square footage).

Material for real estate agents

To ensure that your client's home closes at a price that accurately reflects true market value, we advise requesting a home measurement of the property. Clients, and potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic for getting potential buyers interested since they can see the layout and features of the property before and after a tour.
